A residential appraisal gives you an independent opinion of what one Huntington Beach home is worth on one date. Homeowners, attorneys, accountants and trustees order them when a decision needs a defensible number rather than an online estimate.

The homes we value in Huntington Beach
The City's 2013-2021 Housing Element (adopted in 2020 and based on 2010 Census data) describes a housing stock that is about 61 percent single-family and 35 percent multi-family, plus 18 mobilehome parks holding just under 3,100 units. Using 2005-2009 American Community Survey data, it also counts 76 percent of owner-occupied homes as built before 1980. Requests we handle include:
- Single-family houses, including the many built during the city's 1960s and 1970s growth
- Condominiums and townhomes, where the association's terms and the parking can matter as much as the floor area
- Homes on or near the water in Huntington Harbour, where frontage, a dock or a view changes which sales compare
- Sunset Beach properties; the city annexed Sunset Beach in 2011, and it has its own specific plan
- Two- to four-unit buildings
- Manufactured homes, once we know about the foundation and whether the land is owned or leased
- Residential lots with no house on them
Reasons owners ask for one
Setting a list price
A value drawn from sales of homes like yours, before you pick an asking price.
Selling on your own
Without an agent, an appraisal gives you and the buyer a shared, neutral reference.
Dropping mortgage insurance
Rules for cancelling private mortgage insurance belong to your lender or servicer, which may insist on its own appraisal process. Ask them first.
Thinking about a refinance
A private appraisal can show where your equity stands before you apply. The lender that makes the loan will run its own appraisal process.
Challenging an Orange County assessment
California values property for tax purposes as of January 1 each year, the lien date. If the Orange County Assessor Department's value for your home looks too high, the Assessor takes requests for an informal review from January 1 through April 30. A formal assessment appeal application (form BOE-305-AH) is filed with the Orange County Clerk of the Board between July 2 and November 30. The Clerk's guidance asks for comparable sales as near to January 1 as possible and rules out sales from more than 90 days after it, which makes an appeal appraisal a value as of that January date. Clerk of the Board: appeal your property value · Orange County Assessor: declines in market value

How it works
- Reach us. Phone 657-845-8112, or send the online request with the property's location, rough square footage, type and purpose. Scope and fee are settled before anything is booked.
- Book the visit. Pick an inspection time and decide who will open the door.
- The inspection. The appraiser measures the home, photographs it and notes its condition and features.
- The research. Sales of comparable Huntington Beach homes are analyzed and adjusted for the differences that count.
- Your report. It follows the agreed scope; confirm the delivery estimate when you place the order.

What it costs
Ask for a written scope, fee and delivery estimate. Size, type of home, purpose, the valuation date and your deadline all play a part. Assignments tied to an estate, a divorce or an IRS step-up can take more research and reporting; see estate, divorce and IRS step-up appraisals.
Standards
Reports are prepared under the Uniform Standards of Professional Appraisal Practice (USPAP). Our service area page states that all our appraisers are licensed professionals; ask about the assigned appraiser's California license when you request a quote.
